BOB’S WRITTEN COMMITMENT TO CLIENTS
SELLING OREGON REAL ESTATE
One of the many factors that Maui Realtor® Bob Staples apart from other real estate agents is the willingness to put his promises in writing - a written commitment of what he will do to “List” your Yamhill County home, condo, land or investment property. This
commitment includes:
MARKETING OF PROPERTY
- The listing for your property will be added to the Maui MLS, with 25-30 quality photos and descriptive commentary within 1 workday of
the listing date.
- A “FOR SALE” sign with custom designed flyers is placed on the property within 1 day (weekends included) of the listing date.
- A FEATURED PROPERTY WEB PAGE will be added to www.BobStaples.com (example)
with a descriptive narration about your home and 25-30 high-quality photos highlighting its’ features within 2 days of the listing date.
- A series of VIRTUAL TOURS are placed in the Maui MLS, on the dedicated webpage for your property and included in any advertising
concerning your Listing.
- ADS FEATURING YOUR PROPERTY, not Bob, will be placed with key Maui real estate periodicals (Homes & Land, Maui Weekly, Real Estate
Maui Style and The Maui News are examples of the publications used). Timeframes will vary, depending on the next deadline/press time for
each publication.
- A
FREE AHS HOME WARRANTY will be provided to both Seller and Buyer clients. The free warranty covers all appliances, including
AC, from the Listing Date (if Bob is the Sellers’ agent) or Closing Date (if Bob is the Buyers’ agent) and continuing until one year
after the Closing Date, in either case. This provides Bob’s Seller clients with a distinct marketing advantage over many other listings
while providing both Seller clients and Buyers with protection against costly repairs within the warranty period.
- A FREE HOME INSPECTION by an ASHI certified Maui home inspector will be ordered (with sellers’ concurrence) within 3 days of
the listing date and completed, within two weeks of the date ordered. This provides Seller clients with a unique marketing advantage and
greater assurance of avoiding delays during closing.
- A FREE SURVEY will be ordered within 3 days of the listing date to identify any encroachment issues or other land use related
problems early. This provides Seller clients with a third unique marketing advantage, saving both Buyer and Seller the cost of a survey,
and additional assurance of avoiding delays during closing.
- A TITLE REPORT WILL BE ORDERED within 3 days of the Listing date, to be delivered within two weeks of the Listing date. This
provides the Seller with even further assurance of a clean closing.
- A review the completed Sellers’ Disclosure Statement w/in two weeks of the listing date to identify any issues which can be remedied
or should be disclosed to prospective buyers.
- OPEN HOUSES will be conducted per your desires and convenience. They will be conducted by either Bob or an associate in his office.
- A PREVIEWING OF YOUR PROPERTY by the Maui real estate community via the weekly real estate caravan (conducted at the next available
opportunity) and an occasional ‘Brokers’ Open’, (an ‘Open House’ for real estate agents lasting approximately 1½ to 2 hours).
- A MAILING to all owners of property in your subdivision (and neighboring subdivisions where appropriate), asking that they pass
along the attached flyer concerning the sale of your property to any friends or family who might be interested.
- A BROADCAST E-MAIL to a select list of active real estate agents with a non branded flyer they can pass on to prospective buyer
clients.
- Bob will LINK THE FEATURED PROPERTY PAGE for your Listed Property to one or more Mainland US and International Real Estate sites,
such as Realtor.com and LuxuryHomes.com, to broaden it’s exposure to appropriate buyer markets.
- Finally, any client who, because of their dissatisfaction with Bob’s services, requests a refund, will receive a refund of the
commissions paid to Bob for the transaction in question.

- SHOW CONSIDERATION for your needs and provide truthful, tactful and meaningful feedback. You deserve to receive the best of my
perceptions throughout the selling process.
- A MONTHLY REPORT containing a list of Showings & Open Houses and the Feedback received via both. The reports will also include any
actions taken to market your home during the month. These reports will be issued by the 15th of the following month.
- COMMITMENT TO ACHIEVE PRICE GOAL – You will be provided a thorough comparative analysis of the market as it relates to your home and
it’s comparable value range. Your home will be listed at the price you choose and Bob will do his utmost to sell it at that price. Bob
may ask that you join him in re-evaluating the listing price if there is evidence it may be too high compared to market comps.
- EXPLANATION OF CONTRACTS AND DOCUMENTS – It is very important that you feel confident in your understanding of all documents in the
listing and selling process. Bob will review content and it’s significance for every document you encounter during (1.) the listing
phase, (2.) the offer and negotiation phase, and (3.) the closing process or phase.
- TIMELY ESCROW / CLOSING - Once an offer to purchase is agreed to – escrow will be opened promptly and you (and the buyers agent)
will be provided a schedule of all events necessary to complete the sale successfully, on time.
- CONTINUOUS FOLLOW-UP - All items will be tracked against the escrow completion schedule to assure everything possible is done to
meet the closing date.
- At the discretion of the Sellers, a CLEANING CREW WILL BE PROVIDED to assist in cleaning up the home just prior to listing the
property; includes washing windows and screens, interior trim cleaning.
- If the property has rental income and Income and Expense data is available, it will be packaged in a professionally bound Booklet
and in an Acrobat file.
- Any unique data that would be helpful to the marketing of the property will, with the Sellers’ consent, be converted to electronic
form and made available on the properties Featured Property website page for viewing and download by prospective buyers.
